Why Dalton?

Dalton has seen tremendous growth in the 21st century, with the population increasing nearly 50% over the last 25 years. Despite this growth, there has been a lack of apartment development which created an imbalance between supply and demand in a growing market.

This fact – coupled with a stable employment base that is anchored by the textile and manufacturing industries – presented an attractive market for investment.

Project Overview

Lofts at Hamilton is a partnership between AREY and Hamilton Health Care, a 262-bed regional acute-care hospital that is 4 blocks from the property. The hospital has preferred leasing status for the units which provides the property with a captive renter base and assists the hospital in workforce development, talent acquisition and talent retention.

The project is structured as a ground-lease on land owned by Hamilton Health Care, thereby creating alignment between project stakeholders. Furthermore, the City provided incentives to make the project financially viable.
